认清房屋建造年代。以温哥华的独立屋为例，一般新房，占地较小；旧房占地较大。新房有时在室内布局，例如采光和通风方面可能会不如旧房好。但是新房不需要住户重新整修，而旧房由于屋顶、暖气、水管等因为使用时间过长，可能需要对旧房进行一定更换整修。
社区文化。一些新建成的社区，以及不成熟的社区，一是住户关系不稳定，二是管理和服务欠佳，基本无社区文化，环境比较杂乱，不适合有家庭的孩子学习成长。
